At Miller & Smith, building homes has always meant building forward. As we begin the year, we’re proud to share a series of meaningful milestones across Virginia and Maryland — from new homeowner celebrations and entitlement approvals to strategic land acquisitions and community outreach.

Belmont Bay: Welcoming Homeowners & Looking Ahead

At Belmont Bay, we’re celebrating an important milestone — this month, we are welcoming the first homeowners to our new Marbella 4-Level Townhomes at Beacon Park. Seeing rooftop terraces come to life and neighbors begin to meet is always the most rewarding part of what we do. Progress isn’t just measured in plans — it’s measured in people moving in.

In the same week, the Prince William County Planning Commission approved our rezoning application for the next phase of development at Belmont Bay. While additional approvals remain ahead — including the upcoming Board of County Supervisors hearing — this progress represents a major step forward. Once finalized, engineering is expected to begin immediately.

This next chapter at Belmont Bay is envisioned as a signature project for both Prince William County and Miller & Smith, building upon our long-standing presence in this remarkable waterfront community.

Expanding Our Maryland Footprint

Growth continues across the river in Maryland.

We have officially closed on two properties for our upcoming West Main community in New Market, with development anticipated to begin in late winter or early spring. This marks another thoughtful expansion into markets where strong fundamentals and community character align with our long-term vision.

In Howard County, we are actively advancing multiple lot contracts as part of our continued push into Active Adult communities. These projects — once fully approved — are expected to total more than 130 homes, with initial home construction in the first community anticipated in Summer/Fall 2026.

These opportunities reflect our strategic focus on well-located jurisdictions with strong demographics and long-term value potential — ensuring strong communities for years to come.

Strengthening Housing Stability Through Service

Beyond development, our team continues to dedicate time and expertise to meaningful community initiatives.

We are currently supporting home repair efforts with both Home Builders Care Foundation and HomeAid, applying our construction knowledge to help protect and stabilize housing for vulnerable residents.

Earlier this month, we partnered with Home Builders Care Foundation on a critical repair project in Montgomery County, providing construction oversight and trade coordination to preserve safe housing for individuals and families in crisis. The work reinforced an important belief: housing stability is foundational to community health.

Our work with HomeAid continues that commitment — extending our building expertise beyond new construction and into direct community impact. We look forward to sharing more about that partnership in the coming weeks.
